Sweden EQT acquires US Stockbridge in a major cross-border real estate transaction valued at USD 375 million in base cash consideration. Specifically, Swedish private equity giant EQT AB signed a definitive agreement to purchase 100 per cent of the San Francisco-headquartered real estate manager. Furthermore, the strategic acquisition adds USD 16.5 billion in fee-generating assets under management (FGAUM) and USD 27 billion in gross asset value to EQT’s global real estate platform.
Expanding industrial outdoor storage and alternative living strategies
Founded in 2003, Stockbridge operates across six U.S. offices with approximately 185 property professionals and 180 institutional clients. Consequently, the transaction significantly expands EQT Real Estate’s reach across high-conviction industrial subsectors like Industrial Outdoor Storage and alternative housing categories like Manufactured Housing.
Additionally, Stockbridge brings a top-performing open-ended core fund that ranks in the top 5 per cent of its peer group over 1-, 3-, and 5-year periods. Meanwhile, Stockbridge senior management shareholders committed to reinvesting half of their proceeds into EQT AB shares under customary lock-up arrangements.

Following closing in Q1 2027, Stockbridge’s diversified strategies will operate as a dedicated business unit within EQT Real Estate under its existing leadership teams. Specifically, Stockbridge CEO Terry Fancher will become Vice Chair of EQT Real Estate, reporting directly to Global Head Henry Steinberg.
Furthermore, Stockbridge is projected to generate USD 35–45 million in fee-related EBITDA in 2027, with expected annual earnings growth of 15–20 per cent as strategies scale internationally. Therefore, as Sweden EQT acquires US Stockbridge, the European firm leverages its proprietary AI and global distribution capabilities to accelerate international real estate growth.
