Commercial assets and warehousing dominate institutional capital deployment
Income-generating assets, including commercial offices and industrial spaces, more than doubled their share from 37% to nearly 79% over the 16-year period. Conversely, residential investments dropped sharply from 55% in 2011 to just 13% in the first three quarters of 2026.

Additionally, the premium and luxury residential segment captured 56% of total housing investments, outperforming affordable and mid-income categories. Meanwhile, new-age asset classes like data centres, flexible workspaces, and co-living spaces attracted USD 4.3 billion since 2016, with 88% deployed post-2020.

Rising domestic participation and non-metro market expansion
While the top seven metro cities continued to capture over 95% of historical investments, capital footprints are gradually broadening. Specifically, investments in non-metro markets grew from 0.4% in 2011 to over 4.7% in the first three quarters of 2026.
Furthermore, foreign investor sentiment moderated amid global headwinds, accounting for 25% of inflows in 2026 compared to 49% historically, while the US and Canada contributed nearly 90% of foreign capital. Vestian CEO Shrinivas Rao noted that the market’s evolution toward REITs, sustainability, and diverse asset classes creates robust opportunities for both domestic and global investors. Therefore, as Indian real estate attracts USD 85.5 Bn, the domestic investment ecosystem continues maturing into a diversified institutional market.
