Green office assets in India have witnessed unprecedented corporate demand, according to a comprehensive new market report released by Colliers. Specifically, sustainable workplace leasing is projected to reach a record high of over 80% across the top seven office markets. Furthermore, corporate occupiers increasingly prioritize energy efficiency, carbon reduction, and employee well-being in their core real estate strategies.
Surging leasing volumes and city-wise trends
The rapid shift toward sustainable commercial spaces highlights a broader transformation in the country’s real estate sector. Additionally, cumulative space uptake in green-certified developments has expanded significantly since 2023. Bengaluru leads the country in overall green leasing volume, while Delhi NCR commands the highest regional share.
Furthermore, technology firms continue to drive traditional office space uptake, accounting for more than 30% of total green asset leasing. Meanwhile, the BFSI and engineering sectors have also ramped up their adoption of certified sustainable workplaces.
| City / Market | Overall Leasing (mn sq ft) | Green Leasing (mn sq ft) | Green Asset Share (%) |
| Bengaluru | 82 | 59 | 70-75% |
| Delhi NCR | 44 | 38 | 85-90% |
| Hyderabad | 43 | 36 | 80-85% |
| Mumbai | 37 | 27 | 70-75% |
| Total Top 7 | ~275 | ~210 | 75-80% |
Future supply pipeline and retrofitting opportunities
Real estate developers have responded aggressively to this shifting market demand by incorporating sustainability into upcoming construction pipelines. Consequently, upcoming supply additions are expected to push total green inventory close to the 800 million square foot mark over the next two to three years.
Moreover, older commercial stock exceeding a decade in age presents a massive opportunity for sustainable retrofitting. Therefore, as green office assets in India expand across major metropolitan hubs, industry leaders project they will account for nearly three-fourths of national office inventory by 2030.
