Real estate developer Kolte-Patil Developers Limited announced a landmark opening for its residential project, ‘Vyana at The Reserve,’ situated in Vadgaon, Pune. The initial phase recorded over 600 apartment bookings, generating more than Rs 600 crore in sales over a 60-hour window.

The project is part of a larger 20-acre riverside development called ‘The Reserve,’ positioned along the Sinhgad Road corridor. Designed with a total potential saleable area of about 5 million square feet and an expected Gross Development Value (GDV) of Rs 4,000 crore, the multi-phase project overlooks the NDA Hills and offers 2- and 3-bedroom residences alongside lifestyle amenities such as sports facilities, swimming pools, and dedicated green spaces.

Commenting on the development, Hrishikesh Parandekar, Chief Executive Officer, Kolte-Patil  Developers Limited, said, “‘Vyana at The Reserve’ is a defining milestone for Kolte-Patil Developers and a powerful validation of our brand strength, product strategy and deep understanding of evolving homebuyer aspirations. Delivering our strongest-ever launch performance with this level of absorption reflects not only the scale of demand in Pune, but also our ability to enter emerging sub-markets with conviction, apply our execution expertise, and deliver distinctive performance at scale.

Location and Infrastructure Context

Located roughly 400 meters from the main Sinhgad Road, the development taps into an established residential micro-market supported by existing schools, retail outlets, and healthcare facilities.

Long-term accessibility to the area is expected to be influenced by ongoing municipal projects, including planned Ring Road linkages, metro expansion proposals for the Sinhgad Road corridor, and local road-widening initiatives aimed at streamlining transit to key employment hubs across Pune.
