India has made significant strides in the latest Global Real Estate Transparency Index (GRETI) released by real estate services firm JLL. Jumping five places to secure the 26th rank, the country now sits firmly within the “Transparent” tier.
According to the report, India stands out globally as one of the top five most-improved markets worldwide. Regionally, it holds the title of the number one improver across the Asia-Pacific region.
Radha Dhir, Chief Executive Officer for India at JLL, highlighted the country’s long-term trajectory. “Our steady progress—fourth-best globally over 10 years and third-best over 20 years—positions India to enter the ‘Highly Transparent’ tier as we advance toward aligning with the world’s most transparent markets,” she stated.

Record Private Equity and Office Market Growth
This transparency boost runs parallel to unprecedented investment momentum across the country. Private equity investments hit $10.5 billion in 2025, marking a 17 percent year-on-year increase. The upward trend continued into 2026, recording $4.3 billion in the first half alone—a 25 percent surge compared to previous periods.
Meanwhile, India’s office Real Estate Investment Trust (REIT) market experienced massive expansion. Total space grew from 104 million square feet in 2024 to 164 million square feet in 2026. Today, nearly half of all Grade A office stock in the country is recognized as REIT-worthy. Financial transparency has also tightened, with the BSE Realty Index and India REIT Index acting as core benchmarks, alongside rigorous quarterly reporting standards.
Regulatory Reforms Lead the Charge
The country’s most dramatic leap occurred within regulatory and legal parameters. Driven by maturing RERA frameworks, FDI liberalization, and the digitalization of land registries, India climbed sharply from 37th to 19th place globally in this category.
Simultaneously, India maintained elite standing in transaction processes, retaining the 10th spot worldwide and ranking 3rd across the Asia-Pacific. Market accessibility has benefited from reliable commercial real estate financing data, fueled by institutional backing and a stricter regulatory landscape.
Data Centres and Future Expansion
Looking ahead, infrastructure development is scaling rapidly to meet digital demands. India’s data centre capacity is projected to skyrocket from 1.6 gigawatts to 6 gigawatts by 2029. This expansion is expected to demand an estimated $110 billion in investments, with global hyperscalers already committing upwards of $50 billion toward AI-ready facilities.
“The next chapter is about scale—extending what is working in our gateway markets to every market where global capital wants to invest,” Dhir added.
