DLF adds 7.48 acres to Gurugram housing parcel in Sector 61, expanding its prime land holding on Golf Course Extension Road to 36 acres. Specifically, India’s largest real estate developer expects to finalize the strategic land acquisition transaction by the end of March. Furthermore, the newly acquired plot directly adjoins a contiguous 28-acre parcel that DLF secured from IREO in early 2024. Consequently, the expanded footprint will significantly boost the firm’s luxury residential development potential across NCR.
Expanding land holdings along Golf Course Extension Road
DLF previously acquired the outstanding debt associated with the original 28-acre land parcel for ₹825 crore through a one-time settlement. Specifically, international lenders including Standard Chartered Bank and Deutsche Investments India agreed to reduce the original ₹1,200 crore loan liability.
Additionally, DLF made initial financial payments for the additional land parcel during the September quarter. Meanwhile, investor presentation filings indicate that DLF spent ₹353 crore on land acquisition payments during Q2, up from ₹210 crore in Q1.

Scaling luxury residential potential and market execution
The original 28-acre plot offered a development potential of 7.5 million square feet, which will now expand significantly. Consequently, Golf Course Extension Road continues to consolidate its position as a primary luxury housing micro-market in Gurugram.
Furthermore, DLF has delivered over 185 real estate developments spanning 352 million square feet. Currently, the developer holds an active pipeline of 275 million square feet across residential and commercial segments. Therefore, as DLF adds 7.48 acres to Gurugram housing parcel assets, the company solidifies its dominant presence in North India’s luxury real estate sector.
