The Nestrov India expansion plan will target a USD 50 billion luxury real estate brokerage market, with the Dubai-headquartered firm strengthening its presence across Mumbai, Thane, Pune, Bengaluru and Hyderabad.

Nestrov Real Estate LLC said it is establishing offices in Mumbai and Thane, strengthening its operations in Pune and Bengaluru, and planning its next expansion phase in Hyderabad. The company aims to serve the ultra-luxury and mid-luxury residential and commercial property segments.

The expansion will bring the firm’s cross-border advisory services and international investor network to key Indian real estate markets. The company said it aims to connect investors with premium property opportunities across India and the UAE.

Nestrov India Expansion to Cover Five Cities

Nestrov has operated for seven years and developed business verticals covering residential and commercial brokerage, land services, industrial and logistics real estate, and post-sales wealth management.

According to the company, it has facilitated more than 1,000 transactions valued at over USD 225 million. Its workforce comprises more than 150 real estate specialists.

The firm works with developers, institutional investors, ultra-high-net-worth individuals and homebuyers, offering investment advisory and asset management services.

Its developer partnerships include UAE-based companies such as DAMAC, Emaar, Danube, Sobha Realty, Aldar, Binghatti and Dubai Properties. In India, its portfolio includes DLF, Godrej Properties, Prestige Group, Brigade Group, Hiranandani, Shapoorji Pallonji and Sobha Limited.

Nestrov CEO Shivendra Singh said the company intends to build on its presence in Dubai and Pune while entering other major Indian real estate markets.

He cited India’s economic growth, wealth creation among ultra-high-net-worth individuals and homeownership demand as factors supporting the company’s expansion strategy.

Singh said the firm plans to combine local market knowledge with international advisory practices to facilitate cross-border investment in premium real estate.

Nestrov to Recruit Over 250 Real Estate Professionals

To support its expansion, Nestrov has launched a nationwide recruitment drive to hire more than 250 real estate professionals across senior, mid-level and entry-level positions.

The company said its recruitment strategy will include structured training, mentorship programmes and compensation packages combining fixed salaries with performance-based incentives.

The hiring initiative is intended to strengthen its advisory capabilities as it enters additional markets and expands existing operations.

HIPO Programme to Offer International Mobility

Nestrov has also launched a High Potential (HIPO) Programme to identify and develop high-performing real estate advisors.

The programme will provide structured mentorship and opportunities for international mobility and deputation across the company’s cross-border office network.

According to Nestrov, the initiative is designed to develop talent with experience across international markets and support its longer-term leadership pipeline.

The company operates across major financial hubs, including Dubai, Mumbai, Pune and Bengaluru, with Hyderabad identified as its next planned expansion market.

Its India strategy centres on expanding its brokerage network, building its workforce and using its UAE-India relationships to serve investors and buyers in the premium property segment.
