Max Estates Sector 132 Noida land acquisition will add approximately 5.5 acres to the company’s development portfolio. The real estate developer has secured allotment of a mixed-use plot with a bid value of Rs 272 crore.
Max Estates Limited, along with minority consortium partners, received allotment of Plot No. COMM-01 in Sector 132. The New Okhla Industrial Development Authority (NOIDA) conducted the e-auction under its 2025-26 Builder Plot-IV scheme.
The company estimates a gross development value (GDV) of Rs 1,500-2,000 crore from the proposed project. However, development remains subject to applicable approvals and regulatory clearances.
Max Estates Sector 132 project offers 5 lakh sq. ft. potential
The 5.5-acre plot carries a permissible floor area ratio (FAR) of 2.0. This translates into approximately 5 lakh square feet of development potential.
The company plans an integrated mixed-use development spanning residential, commercial and retail spaces. It will also include an amenities ecosystem, subject to applicable approvals.
Furthermore, the commercial, retail and amenities components are expected to generate lease income. The residential component will contribute to the project’s overall development value.
Phased payment structure spreads Rs 272 crore bid
Under NOIDA’s scheme terms, Max Estates will pay 40 per cent of the bid value within 60 days of allotment. The company will pay the remaining amount in instalments over four years.
This phased payment arrangement spreads the acquisition cost across the payment period. Consequently, the company can add the parcel without paying the entire bid value upfront.
Acquisition strengthens Max Estates’ Noida portfolio
The Sector 132 parcel lies within a 10-minute radius of Max Estates’ existing and under-construction assets. These include Max Square, Estate 128 and Estate 105.
The acquisition strengthens the company’s presence in its core Noida market. Moreover, it complements its existing residential and commercial development pipeline.
Max Estates said the project follows its “Trunk-and-Branch” land acquisition strategy. Under this approach, larger anchor parcels serve as long-term developments with phased launches.
The company cited its approximately 85-acre Najafgarh land parcel, announced in August 2026, as an example of a “Trunk” development. Smaller and faster-turn parcels, such as Sector 132, serve as “Branch” additions.
This approach aims to maintain launch activity and improve cash-flow visibility. The company also aspires to add approximately 2 million square feet of new launches annually.
Residential and mixed-use pipeline reaches Rs 31,958 crore
The latest acquisition takes Max Estates’ residential and mixed-use development pipeline to approximately Rs 31,958 crore in GDV.
Commenting on the acquisition, Sahil Vachani, Vice Chairman and Managing Director of Max Estates, described it as a strategic addition to the company’s Noida portfolio.
He said the location offers a faster-turn development opportunity near the company’s existing assets. Vachani added that the acquisition supports the company’s phased development pipeline and growth plans across the NCR residential and mixed-use market.
The company plans to focus on design, sustainability, quality and end-user experience. However, it will proceed with the proposed development subject to completion of NOIDA’s allotment process and applicable approvals.
