Colliers CII report projects flexible workspace stock across India’s top seven office markets to double, reaching 170 to 180 million square feet by 2030. Released at the 22nd CII Realty event, the comprehensive study titled “Flex First: Transforming the future of work & real estate” highlights that flexible workspace concentration could climb from ten per cent to fifteen per cent in the next three to four years. Furthermore, enterprise clients and Global Capability Centres (GCCs) continue to anchor this robust structural shift.
Surging enterprise demand and regional market distribution
Flexible workspace leasing has evolved rapidly from a startup-centric model into an essential enterprise real estate strategy. Consequently, annual enterprise seat absorption is expected to surge by 40 to 50 per cent, touching 300,000 to 350,000 seats annually over the next few years.
Additionally, secondary business districts across major metropolitan areas have driven over 55 per cent of overall leasing activity. Meanwhile, Bengaluru leads national inventory with a 30 per cent market share, while Pune records the highest concentration level at approximately 14 per cent.
| Commercial Real Estate Metric | Colliers-CII Report Projections (2030 Forecast) |
| Total Flex Stock (Tier I Markets) | 170–180 million sq ft (up from ~90 msf in 2026) |
| Flex Concentration Share | ~15% of overall Grade A office stock |
| Annual Enterprise Seat Uptake | 300,000–350,000 seats |
| Emerging Tier II/III Flex Stock | 20–25 million sq ft |

Expansion into emerging Tier II and Tier III hubs
Beyond established metropolitan centres, flexible operators are rapidly expanding their geographical footprints into emerging urban markets. Specifically, cities like Ahmedabad, Jaipur, Coimbatore, Kochi, and Lucknow are transitioning into strategic growth destinations.
Furthermore, cumulative flexible stock across emerging Tier II and III hubs is projected to scale up from current levels to 20 to 25 million square feet by 2030. Therefore, as Colliers CII report projects flexible workspace momentum to accelerate, increased institutional capital and public equity listings will further mature India’s commercial real estate ecosystem.
