CHENNAI: Marking its entry into its seventh Indian market, managed workspace provider UrbanVault has announced the launch of 100,000 sq. ft. of office space across Chennai. The initial portfolio comprises three properties: Olympia Teknos and UV IPL in Guindy, alongside Ceebros Chambers along the Velachery Main Road corridor.
The expansion brings over 2,000 potential seats to the region and pushes UrbanVault’s national portfolio to more than 3 million sq. ft. across 80-plus centers. Backed by continued demand for flexible and managed workspaces, the company projects its annual revenue to cross ₹350 crore in FY27.
Highlighting the strategic weight of the new market, Amal Mishra, Co-Founder and CEO of UrbanVault, stated:
“Chennai doesn’t need another operator pitching hospitality-grade lobbies. It needs workspace that is ready when businesses need it. That is the proposition we have taken to every city we have entered. Every city we’ve entered started as a bet. Chennai is the one we’re not hedging on, this is where we expect to build one of our largest clusters outside Bengaluru, not a side market we visit once a quarter.”
Breakdown of Chennai Properties
- Olympia Teknos (Guindy): Occupying the entire fifth floor of a Grade-A technology park, this 15,000 sq. ft. facility features private offices, collaboration zones, and an in-house cafeteria tailored for corporate teams seeking strategic connectivity.
- UV IPL (Guindy): A newly constructed standalone S+4 property spanning over 25,000 sq. ft. with a terrace cafeteria. Designed to scale up to 800 seats, it caters directly to startups, SMEs, and larger enterprises looking for flexible configurations.
- Ceebros Chambers (Velachery Main Road): UrbanVault’s largest Chennai asset spans roughly 50,000 sq. ft. across S+4 floors. Accommodating up to 1,200 seats, the Grade-A building combines glass-partitioned offices with recreational spaces and employee-focused amenities.
An Integrated Workplace Model
Beyond traditional co-leasing, UrbanVault is increasingly scaling its end-to-end workplace solutions, covering design, strategy, fit-outs, and facility management.
Emphasizing the demand for consolidated vendor partnerships among modern enterprises, Mishra added:
“Enterprise customers today are increasingly looking for a single partner that can take ownership of the entire workplace journey—from strategy and design to execution and ongoing facility management. Our integrated model allows us to reduce the time and complexity involved in setting up workplaces while giving companies the flexibility to scale.”
