The Gurugram district administration has launched a major recovery drive to collect ₹446 crore in pending Gurugram RERA dues from 71 developers. Prominent builders, including Ansal Housing, Raheja, and Vatika, face immediate legal and financial action.
Authorities will freeze bank accounts and attach properties of defaulting firms to recover the unpaid penalties. Additionally, officials will initiate criminal proceedings and make arrests if builders fail to clear their outstanding liabilities.
Major Developers Owing Pending Gurugram RERA Dues
The recovery drive focuses on several high-profile real estate groups in the National Capital Region. Ansal Housing Ltd and Ansal Construction Housing Ltd together owe approximately ₹91 crore in dues. Meanwhile, Raheja owes nearly ₹90 crore, and Vatika owes around ₹80 crore.

Strict Enforcement Measures for Fast Recovery
Several recovery certificates have remained pending for more than four years without settlement. Consequently, homebuyers have waited years for their compensation, interest, and refunds.
Deputy Commissioner Uttam Singh confirmed that officials will accelerate the enforcement process immediately. He emphasized that pending recoveries render regulatory penalties toothless and cause prolonged suffering for buyers. Therefore, the administration will execute the recovery in phases, starting with the largest defaulters.
Under the statutory process, RERA forwards recovery certificates to the district administration when builders default. The collector then recovers the unpaid amounts as arrears of land revenue. Officials will inspect bank accounts and physical assets directly to ensure complete recovery.
