Lodha Developers sales bookings increased 10 per cent year-on-year to ₹5,037 crore in the second quarter of FY27, supported by housing demand despite global uncertainties.

The Mumbai-based real estate developer’s sales bookings rose 7 per cent to ₹9,670 crore in the first half of the financial year, according to its investor presentation.

The company has set a sales bookings target of ₹24,000 crore for FY27, compared with ₹20,530 crore recorded in FY26.

Lodha Developers sells residential properties under the Lodha brand and has a presence across the Mumbai Metropolitan Region (MMR), Pune and Bengaluru. It has also recently entered the Delhi-NCR market.

Lodha Developers Q2 profit rises 28%

The company reported a 28 per cent increase in consolidated net profit to ₹ 1,013.5 crore for the quarter ended September 2026.

It had posted a net profit of ₹789.8 crore in the corresponding quarter last year.

Total income increased to ₹4,584.9 crore in Q2 FY27 from ₹3,878.9 crore in the year-ago period.

Managing Director Abhishek Lodha said the company delivered strong operating and financial performance during the September quarter, continuing the momentum sustained since its initial public offering in 2021.

He added that the company’s profit after tax margin stood at 22.1 per cent.

“Basis the strong performance in H1, we expect to easily exceed our profit guidance for the year,” Lodha said.

Bengaluru expansion and Delhi-NCR entry

Lodha said the company’s expansion in Bengaluru continued to gain momentum, with another successful launch in North Bengaluru during the September quarter.

He said the response reflected demand for established real estate brands and addressed concerns about potential AI-led disruption across housing segments beyond affordable housing.

The company plans to launch its first pilot project in Delhi-NCR during the festive season.

Its expansion into the region marks another step in its efforts to widen its geographical presence beyond its established markets.

Lodha tracks interest rates and geopolitical risks

Lodha said the company was monitoring the continuing conflict in the Middle East and its potential geopolitical and macroeconomic implications.

He added that the recent increase in Indian interest rates was unlikely to directly affect housing demand in the segments served by the company.

However, the developer would continue to monitor the potential second-order effects of higher rates and global uncertainty.
