India office space demand Q3 2026 reached a record high of 18.7 million sq ft across top major markets. According to real estate advisory firm Colliers India, cumulative office space leasing during Jan-Sep 2026 rose 7% Year-on-Year (YoY) to 54.4 million sq ft. Additionally, quarterly gross absorption grew by 7% sequentially compared to Q2 2026, demonstrating strong domestic market momentum.

Bengaluru maintained its market leadership by recording 15.7 million sq ft of leasing during the first nine months. Specifically, the city accounted for 29% of total national office uptake.

Meanwhile, Hyderabad recorded 9.4 million sq ft of leasing, marking a 47% YoY surge during Jan-Sep 2026. Delhi NCR witnessed strong quarter-on-quarter acceleration, with Q3 space absorption more than doubling YoY to 3.3 million sq ft.

Flex Operators and Technology Sector Drive India Office Space Demand Q3 2026

Flex space operators accounted for 23% of total office uptake during Jan-Sep 2026, reaching 12.6 million sq ft. Consequently, flexible leasing witnessed a sharp 37% YoY surge across primary urban markets.

Furthermore, conventional leasing stood steady at 41.8 million sq ft during the nine-month period. The technology sector led conventional demand with nearly 16 million sq ft, followed closely by BFSI and engineering firms.

Record Completions and Rental Upward Trajectory

Developers added 19.2 million sq ft of new Grade A supply in Q3 2026, representing a 79% sequential rise. Specifically, Hyderabad led quarterly completions with 6.7 million sq ft, followed by Bengaluru with 5.4 million sq ft.

Despite higher completions pushing overall vacancy to 16%, average rents surged 7% YoY across prime micro-markets. Therefore, strong occupier preferences for green-certified buildings continue to drive sustainable rental growth across major Indian cities.
